Welcome to RentRow. These Terms of Use (“Terms”) govern your access to and use of the RentRow platform, including our website, mobile application, and all related services (collectively, the “Platform”). By accessing or using the Platform, you agree to be bound by these Terms. If you do not agree, please do not use the Platform.

1. Acceptance of the Terms

By creating an account, accessing, or using any part of the Platform, you acknowledge that you have read, understood, and agree to be bound by these Terms, our Privacy Policy , and any additional terms or policies referenced herein. These Terms constitute a legally binding agreement between you and RentRow Limited (“RentRow,” “we,” “us,” or “our”).

We reserve the right to modify these Terms at any time. Changes will be posted on this page with an updated “Last Updated” date. Your continued use of the Platform after any changes constitutes acceptance of the revised Terms.

2. About RentRow and Our Partners

RentRow is a rent payment and financial services platform operated by RentRow Limited, a company incorporated under the laws of the Republic of Kenya. RentRow partners with licensed financial institutions to provide certain services:

  • Choice Bank: Tenant funds deposited into Rent Accounts are held by Choice Bank, a commercial bank licensed and regulated by the Central Bank of Kenya. Choice Bank provides the banking infrastructure for fund custody and disbursement.
  • Credit Reference Bureaus: RentRow reports tenant payment history to licensed Credit Reference Bureaus (CRBs) in Kenya to help tenants build verifiable credit profiles.

RentRow is not a bank, deposit-taking institution, or licensed lender. The Top Up service is a short-term installment plan facilitated through our platform in partnership with our financial partners.

3. Eligibility

To use the Platform, you must:

  1. Be at least 18 years of age.
  2. Be a resident of Kenya with a valid national identification document (National ID or Passport).
  3. Have an active M-PESA account registered to a Kenyan mobile number.
  4. Be a tenant in a property managed by a registered RentRow Property Partner, or be a Property Partner onboarding your properties.

By using the Platform, you represent and warrant that you meet all eligibility requirements. We reserve the right to verify your identity and eligibility at any time.

4. Account Registration

To access the Platform’s services, you must create an account by providing accurate, current, and complete information, including your full legal name, phone number, national ID number, and property details. You are responsible for:

  • Maintaining the confidentiality of your account credentials.
  • All activities that occur under your account.
  • Promptly updating your information if it changes.
  • Notifying RentRow immediately of any unauthorized access or use of your account.

You may not create more than one account, share your account with others, or use another person’s account. We reserve the right to suspend or terminate accounts that violate these requirements.

5. Services

RentRow provides the following services through the Platform:

  • Rent Account: A dedicated account where tenants deposit funds towards their monthly rent. Funds are held by Choice Bank and disbursed to the landlord on the specified payment date.
  • Rent Payment Processing: Automated disbursement of rent from tenant Rent Accounts to property owners or managers on scheduled dates.
  • RentRow Top Up: A short-term installment plan that covers the gap between a tenant’s Rent Account balance and their full rent amount, subject to eligibility and approval.
  • Credit Reporting: Reporting of tenant payment history to licensed Credit Reference Bureaus to help tenants build credit profiles.
  • Property Partner Dashboard: Tools for property managers and landlords to track rent payments, manage tenants, and generate reports.

We may modify, suspend, or discontinue any service at any time with reasonable notice. We are not liable for any modification, suspension, or discontinuation of services.

6. Rent Payment Processing

When you add money to your Rent Account via M-PESA, the funds are received and held by Choice Bank in a trust account. On your rent due date, RentRow instructs Choice Bank to disburse the funds to your landlord or property manager.

  • You may add funds to your Rent Account at any time before your due date, in any amount.
  • If your Rent Account balance is less than your full rent on the due date, the available balance will be disbursed and the shortfall will be recorded.
  • RentRow is not responsible for delays caused by M-PESA, Choice Bank, or other third-party payment processors.
  • Disbursement timelines may vary but are typically completed within one business day of the due date.

7. Installment Plan / Top Up

The RentRow Top Up is a short-term installment plan that allows eligible tenants to bridge the gap between their Rent Account balance and their full monthly rent.

  • Top Up availability is subject to eligibility criteria including payment history, account standing, and credit assessment.
  • Approval is not guaranteed. RentRow reserves the right to approve or decline any Top Up request at its sole discretion.
  • Upon approval, the Top Up amount is added to your Rent Account and disbursed to your landlord as part of your regular rent payment.
  • You agree to repay the Top Up amount plus the applicable service fee by the specified repayment date.
  • Failure to repay on time will result in a late fee and may affect your credit profile, future Top Up eligibility, and Top Up limit.

8. Fees and Charges

The following fees apply to RentRow services:

  • Top Up Service Fee: A one-time fee of 11% of the Top Up amount, charged at the time of approval. For example, a Top Up of KES 10,000 incurs a fee of KES 1,100, for a total repayment of KES 11,100.
  • Late Repayment Fee: A one-time fee of 5% of the outstanding Top Up balance if repayment is not made by the due date. This fee does not compound.
  • M-PESA Transaction Fees: Standard M-PESA transaction fees charged by Safaricom apply when you add money to your Rent Account. These fees are set by Safaricom and are not controlled by RentRow.
  • Rent Payments: There are no additional RentRow fees for standard rent payments from your Rent Account.
  • Property Partners: The RentRow platform is provided free of charge to Property Partners. No setup fees, monthly subscriptions, or per-transaction charges apply.

All fees are displayed transparently before you confirm any transaction. We reserve the right to modify our fee structure with prior notice to affected users.

9. User Responsibilities

As a user of the Platform, you agree to:

  1. Provide accurate, truthful, and complete information during registration and at all times.
  2. Use the Platform only for its intended purposes — paying rent, managing rent collection, and related financial services.
  3. Ensure sufficient funds are available in your Rent Account by your rent due date.
  4. Repay any Top Up amounts and associated fees by the specified repayment date.
  5. Keep your account credentials secure and not share them with any third party.
  6. Comply with all applicable laws and regulations of Kenya.

10. Prohibited Conduct

You may not use the Platform to:

  • Engage in fraud, money laundering, or any illegal activity.
  • Provide false or misleading information to RentRow, Property Partners, or other users.
  • Attempt to access another user’s account or personal information without authorization.
  • Interfere with the operation, security, or integrity of the Platform.
  • Use automated systems, bots, or scripts to access or interact with the Platform without written permission.
  • Reverse engineer, decompile, or disassemble any part of the Platform.
  • Use the Platform for any purpose other than rent payment and management.

Violation of these prohibitions may result in immediate account suspension or termination, reporting to law enforcement, and legal action.

11. Intellectual Property

All content, features, functionality, trademarks, logos, and design elements of the Platform are owned by RentRow Limited or its licensors and are protected by intellectual property laws of Kenya and international treaties.

You are granted a limited, non-exclusive, non-transferable, revocable license to access and use the Platform for personal, non-commercial purposes (or for business purposes if you are a Property Partner) in accordance with these Terms. You may not copy, modify, distribute, sell, or create derivative works of any part of the Platform without our prior written consent.

12. Privacy

Your privacy is important to us. Our collection, use, and protection of your personal information is governed by our Privacy Policy , which is incorporated into these Terms by reference. By using the Platform, you consent to the collection and use of your information as described in the Privacy Policy.

By using the Platform, you specifically consent to RentRow sharing your payment data with Credit Reference Bureaus, Choice Bank, and your Property Partner as necessary to provide the services described herein.

13. Disclaimers and Limitation of Liability

The Platform is provided “as is” and “as available” without warranties of any kind, whether express or implied, including but not limited to implied warranties of merchantability, fitness for a particular purpose, and non-infringement.

To the maximum extent permitted by applicable law, RentRow and its directors, officers, employees, agents, and partners shall not be liable for:

  • Any indirect, incidental, special, consequential, or punitive damages arising from your use of the Platform.
  • Loss of data, revenue, profits, or business opportunities.
  • Delays, failures, or errors in payment processing caused by third-party service providers, including M-PESA and Choice Bank.
  • Unauthorized access to your account resulting from your failure to maintain account security.

Our total liability for any claim arising from or related to these Terms or the Platform shall not exceed the total fees paid by you to RentRow in the twelve (12) months preceding the claim.

14. Indemnification

You agree to indemnify, defend, and hold harmless RentRow Limited, its officers, directors, employees, agents, and partners from and against any and all claims, liabilities, damages, losses, costs, and expenses (including reasonable legal fees) arising from or related to:

  • Your use of or access to the Platform.
  • Your violation of these Terms.
  • Your violation of any applicable law or regulation.
  • Any dispute between you and your landlord, property manager, or any third party.

15. Termination

You may close your account at any time by contacting our support team. All outstanding Top Up balances and fees must be repaid in full before account closure.

RentRow may suspend or terminate your account at any time, with or without notice, if:

  • You violate these Terms or any applicable policy.
  • We suspect fraudulent, illegal, or unauthorized activity.
  • You fail to repay a Top Up or maintain outstanding obligations.
  • Continued operation of your account poses a risk to RentRow, other users, or our partners.

Upon termination, your right to use the Platform ceases immediately. Any funds remaining in your Rent Account after deduction of outstanding obligations will be returned to you in accordance with applicable procedures.

16. Governing Law and Dispute Resolution

These Terms shall be governed by and construed in accordance with the laws of the Republic of Kenya.

Any dispute arising from or relating to these Terms or the use of the Platform shall first be resolved through good-faith negotiation between the parties. If the dispute cannot be resolved through negotiation within thirty (30) days, either party may refer the matter to mediation administered by the Nairobi Centre for International Arbitration (NCIA).

If mediation is unsuccessful, the dispute shall be referred to and finally resolved by arbitration under the Arbitration Act of Kenya (Cap. 49). The arbitration shall be conducted in Nairobi, Kenya, in the English language. The decision of the arbitrator shall be final and binding.

Nothing in this section shall prevent either party from seeking injunctive or other equitable relief from a court of competent jurisdiction in Kenya.
